How to Measure a Room for a Sectional

The single most common reason a sectional gets returned isn't the fabric or the color — it's that it never should have fit through the door. Here's the actual math, with real numbers.

Most sectional-buying advice talks about configuration and fabric before it talks about whether the piece can physically get into the room. That's backward. A sectional is the largest single object most people will ever move into a home, and unlike a sofa, a fixed-frame sectional usually can't be broken down into smaller pieces once it's assembled. Get the measuring wrong and the piece doesn't awkwardly not-quite-fit — it doesn't go in the house at all, and it goes back on a truck.

Start with the room, not the sofa

Before you fall for a floor sample, measure your own space. A standard sectional runs 110 to 140 inches along its longest run, with a chaise depth of 62 to 70 inches. Measure the longest unbroken wall in the room the piece will actually live against, then subtract 24 to 30 inches — that's the walking clearance you want around the finished footprint, not just squeezed against every wall. If the number that's left is smaller than the sectional's footprint, you're either looking at a smaller configuration or a different room.

Also check ceiling-mounted or wall-mounted obstacles you'll forget about mid-move: HVAC returns, baseboard heaters, light switches at chaise-arm height, and any door swing that intersects the seating area once it's placed. None of these show up on a tape measure of the floor alone.

The doorway diagonal test

A standard interior residential door is 30 to 36 inches wide, but the actual clear opening — after the frame and hinges — is usually about 2 inches less than the door's nominal size. So a "32-inch" door often clears closer to 30 inches. Movers tilt large flat objects diagonally to get them through a doorway, which means the real limiting number isn't the door's width or height alone, but the diagonal between them.

For a rough gut-check, measure the doorway's width and height, and separately measure the sectional piece's depth and height (chaise arm height is usually 34 to 38 inches; chaise depth 38 to 42 inches for a single section). If the sofa's depth is close to or larger than the doorway's diagonal clearance, it's tight enough to ask the store directly whether other buyers in similar buildings have had it delivered successfully — a good delivery team has usually seen your floor plan before.

Stairwells and elevators are the real bottleneck

Doorways get all the attention, but stairwell landings are where big pieces actually get stuck. A standard hallway is about 36 inches wide, and turning a rigid 80-plus-inch sofa frame through a 90-degree corner in a 36-inch hallway is often physically impossible without tilting it on its end — which then runs into the ceiling height instead. Switchback stairs with a landing are the tightest case of all: the landing's own diagonal, not just its width, determines whether a large frame can pivot through it.

If you're in a building with an elevator, measure its cab depth and door width too — a standard passenger elevator has a door opening around 36 inches and a cab depth anywhere from 51 to 80 inches, and a rigid sectional frame longer than the cab's diagonal simply won't fit inside for the ride up, stairs or no stairs.

Outdoor approach matters too, and it's the step people skip. Measure the path from the truck's parking spot to your front door: a narrow side gate, a tight turn around a porch column, or steps up to a raised entry can all be tighter than anything inside the house. If the only way in is a set of exterior stairs, treat that landing the same way you'd treat an interior stairwell — check its width and any turn at the top, not just the number of steps.

Fixed-frame vs. modular: the practical difference

This is the detail that actually solves a tight-access problem rather than just measuring it. A fixed-frame sectional is built and upholstered as one continuous L or U shape; once it leaves the factory, it cannot be taken apart, so every clearance number above has to clear in one pass. A modular sectional ships as individual sections — typically 60 to 120 pounds each — that connect on-site with clips or straps. Each section can be carried in separately through a narrow doorway or stairwell and assembled once it's already in the room, and the same sections can be reconfigured later or split apart entirely when you move again.

If your measurements come out tight anywhere along the path — not just at the final doorway — ask a store specifically whether a configuration is available as modular pieces rather than a fixed frame. It's often the same silhouette, sold both ways, and the modular version is the one that survives a tight building.

A pre-order measuring checklist

  • Longest unbroken wall in the room, in inches, with 24–30 inches of walking clearance subtracted.
  • Width and height of every doorway between the truck and the final room, including any at a building entrance.
  • Width of every hallway and the diagonal of any stairwell landing along that path.
  • Elevator door width and cab depth, if the delivery route includes one.
  • Whether the piece is a fixed frame or ships modular — ask directly if it isn't stated.

A store that asks for these numbers before scheduling delivery — rather than after a crew is already standing in your stairwell — is one that has done this before.
